The torsion spring measured at 0.225-inch wire diameter and showed a clean break at the coil, the kind that happens around the 10,000-cycle mark. We pulled the old spring, verified the door weight, and installed a matched pair of galvanized springs rather than a single replacement. The door now lifts with one hand on the emergency release and holds position at mid-travel, which is exactly what a balanced door should do.

A bent roller popped out of the track when the door came down on a rake handle, and the homeowner kept hitting the opener. That forced the lower panel outward and pulled two more rollers out behind it. We removed the tension safely, re-seated the panels, replaced all four rollers on the left side with nylon-bearing units, and trued the track with a level. The door runs quiet now and clears the lintel by a full inch on both sides.

The opener was a Chamberlain PD612 with a logic board that had a blown capacitor, visible on the bench before we ever quoted the replacement. We installed a factory board, reprogrammed the travel limits and force settings, and verified the photo-eye sensors reversed the door correctly. The wall button lights up now, and the remote range improved by about fifteen feet because the new board’s receiver isn’t fighting a failing capacitor.

The original cedar door had a rotted bottom rail that had been patched twice and was still wicking moisture into the lower panel. We measured the opening, ordered a double-layer steel door with a 10.2 R-value, and hung it on new track with a fresh seal along the sill. The owner’s utility bill dropped $18 a month through that McKinney winter, and the new door doesn’t bow when the afternoon sun hits the west-facing elevation.

We get at least one of these a month: someone tried to adjust spring tension with a crescent wrench and ended up with a cable off the drum. In this case the right cable snapped three feet from the drum and the door was hanging at a 7-degree angle, still connected to the opener. We released the tension safely, replaced both cables as a set, and re-wrapped the drums with equal turns. We also photographed the failed cable before quoting the replacement, per Clause 4, and the customer kept the photo.

A forklift clipped the right vertical track and the door kept binding against it until the spring gave out under the strain. We replaced the bent track section, installed a heavier spring assembly rated for the door’s 14-foot drop, and set the cable tension on both sides to within an eighth of an inch. The door now cycles under load eight to ten times a day without drifting, and the facility manager has our number saved.
